Jessica Smith joined ZRG in 2001 as a Property Manager and is currently the Vice President of the Carmel and Indianapolis portfolio. As Vice President, Smith has served as the general manager for Indianapolis overseeing both property management and construction.
Her duties have more specifically included: hiring and supervision of on-site management and engineering staff; maintaining relationships with tenants, vendors, and contractors; overseeing the financial aspects of the properties with regards to budgeting and reporting; and special projects aimed at creating value like championing the successful reductions in assessed values to lower taxes and the implementation of energy saving tactics that resulted in exceptional savings. In addition, during this time, Smith has overseen over $17,000,000 in tenant improvement projects and another $10,000,000 in capital work ranging from roof replacements, HVAC upgrades, elevator modernizations, lobby remodels and exterior improvements. With recent acquisitions expanding the Indianapolis portfolio, she has transitioned to a concentration in construction in the repositioning of value-add assets. In addition to her daily duties, she continues to be actively involved in the purchase and sale process, supporting all aspects of the due diligence process.
Since 1998, Smith has worked as Assistant Property Manager and Building Manager for Lowe Enterprises based out of Denver, Colorado. Prior to joining Lowe, Smith worked in the hotel industry as a co-General Manager for an Indianapolis hotel. With regards to cleaning, presentation, and customer service, the hotel industry gave Smith a good foundation for commercial property management. As co-General Manager, she was responsible for staffing, financial reporting, accomplishing marketing goals, and organizing local advertising.
Smith graduated from Hanover College with Magna Cum Laude honors and has since obtained a LEED Green Associate designation. She is actively involved in IndyCREW and the Indianapolis Building Owners and Managers Association, where she has chaired the Environmental Committee and has been a local and regional judge for The Building of the Year (TOBY) Award. Smith is an active volunteer for Habitat for Humanity, Dress for Success and Grace Church.
