STEVEN A. HERRON, CPM
Senior Vice President, Portfolio Director - Property Management

Steve Herron, as Senior Vice President, oversees the management of all Zeller Realty Group® properties. Herron provides supervision and direction to assist the Property Managers in making decisions at the various properties to ensure consistency of services and reporting throughout the portfolio, which includes both owned properties and third party management assignments. His responsibilities include directing, reviewing, writing and submission of business plans, operating budgets and support schedules for all properties and coordinating and directing all contractual management relationships with all ZRG-affiliated owner/clients. Herron was promoted to this position in January 2002.

Herron joined ZRG in 1996 as a Senior Property Manager. In this capacity, Herron’s responsibilities included: the overall physical operation and financial performance of the property; reviewing and evaluating the major contracted services at the property to determine more efficient, cost effective ways to provide service to tenants; and developing a rapport with the tenants that ensured a smooth transition during intricate construction/tenant relocation process that ZRG had undertaken at the property.

Prior to joining ZRG, Herron was a Property Manager with Heitman Properties Ltd. from 1989 to 1996. While at Heitman, he gained invaluable experience from the various positions he held. Originally hired as an Assistant Property Manager for industrial office showroom space, he was quickly promoted to Property Manager of a 420,000 SF portfolio of that same product. Shortly thereafter, Herron accepted a unique opportunity as Operations Manager. Nearly half way through the renovation, Herron was promoted to Property Manager where he continued his efforts to refine the overall operation of the property.

Today, Herron belongs to a number of organizations, which most notably include the Greater Minneapolis Building Owners and Managers Association (BOMA) where he previously held the position of President, the Institute of Real Estate Management (IREM), and is active with the Minneapolis Downtown Council, and the Minneapolis Area Association of Realtors.
