Thomas Erdman joined Zeller Realty Group® in 1996 as Operations Manager. Responsible for the overall operating budget, he oversaw the property and a staff of thirteen. In addition to the day-to-day operation issues, Erdman was in charge of assisting in the extensive Tenant Improvement and Capital Improvement projects including: the completion of the final phases of asbestos abatement; life safety and sprinkler system installation; roofing repairs; cooling plant replacement; common area and toilet room remodeling; parking garage structural repairs; and exterior granite paver system repairs/replacement.

Prior to joining ZRG, Erdman was Manager of the security force for ACSS, an ABM subsidiary (formerly CBM Security), from 1992 to 1996. In this position he was responsible for the overall security of the property and its occupants. In addition to the normal security activities, Erdman also participated in Phase I of the building’s renovation including an extensive lobby renovation that received a local award and recognition.

Prior to coming to the downtown commercial market, Erdman was involved in various residential projects in the suburbs of St. Paul and Minneapolis, Minnesota for local builders. These builders included, in part, Good Value Homes, Rottlund Homes, and Orrin Thompson Homes. In this position, Erdman managed drainage and utility projects directly for the owners.

Currently, Erdman is actively involved in the Greater Minneapolis Building Owners and Managers Association (BOMA) and oversees the capital improvement, extensive non-capital repairs, and tenant improvement construction for four Minnesota properties totaling 1.5 million SF. With Erdman’s prior electronic education and technical abilities, he provides assistance to all properties in connection with life safety and security.
