DARLENE E. ACKER
Senior Vice President, Portfolio Director - Financial and Asset Management

As Senior Vice President, Darlene Acker heads the financial and asset management and the reporting process both in terms of debt and equity for the overall Zeller Realty Group® portfolio. Additionally, she develops and executes interest rate risk management strategies. Acker's career extends over twenty- four years with a major focus on high-rise commercial real estate acquisition and development.
Since joining Zeller Realty Group in 1988 as Vice President, Acker has been involved in all aspects of financial planning and financial management of various property developments, redevelopments, and releasing projects. Acker handled all financial matters related to the closings including first and second mortgage lender requirements, internal budgeting and business planning. In the Chicago area, projects include: Burnham Center; 211 East Ontario; One North Franklin; and Franklin-Lake Self Park. Projects in the Minneapolis/St. Paul area include: Wells Fargo Place; International Centre Complex; The Waters; Highland Bank Building; and Wells Fargo Plaza. Her projects total over four million SF of redevelopment and/or releasing, approximately $500 million in loan closings, and over $62 million in equity. Acker has been the acting account officer for the projects involved in all aspects of asset management, renovation, property management, financial reporting, accounting and refinance.
Prior to joining ZRG, Acker was Senior Financial Analyst for The John Buck Company. During her four-year tenure with the firm she prepared financial analysis of commercial property developments. Among these were 35 West Wacker Drive (1,000,000+ SF, $230,000,000), 190 South LaSalle (785,000 SF, $215,000,000), and AT&T Plaza (233,000 SF, $40,000,000). Additionally, Acker completed acquisition consulting for over 2 million SF of commercial space valued in excess of $400,000,000.
Prior to her employment with The John Buck Company, Acker served as Financial Analyst in Acquisitions for four years for JMB Realty Corporation. Major properties analyzed included: Seattle First National Bank Building, a 50-story, 675,000 SF multi-use structure, $155 million; Federated Malls project encompassing four shopping plazas in Florida and Texas, with a total in excess of one million SF, $110 million; and 245 Park Avenue in New York, a $110 million acquisition, with 1.6 million SF of commercial space.
Acker graduated from Loyola University of Chicago, cum laude, with a BBA in Finance, is a member of the Urban Land Institute and is a licensed Illinois Real Estate Salesperson.
